For foreigners who wanted to legally own real estate properties in the Philippines
By law, foreigner/aliens can only own condominium units through a Condominium Certificate of Title (CCT). All foreigners are legally prohibited from directly owning any form of real estate (land) property with an Original Certificate of Title (OCT) and/or Transfer certificate of Title(TCT).
However, a foreigner with a Filipino husband/wife may acquire properties but ownership shall be placed in the name of the Filipino husband/wife.
The foreigner buyer may also place the property in the name of his company, if he has one established in the Philippines.
